Subtext, in collaboration with Larson Capital Management, has acquired a 1.98-acre site located at 6650 Delmar Blvd. in University City, Missouri. The project is planned for the development of a multifamily residential community called LOCAL on Delmar.
Situated in the Delmar Loop entertainment district, close to Washington University in St. Louis, the development will consist of a five-story building. Construction is expected to begin in September 2024, with the anticipated completion slated for the summer of 2026. LOCAL on Delmar marks Subtext’s second major project in the region, following the 2021 delivery of VERVE St. Louis near Saint Louis University. Subtext’s local presence and knowledge are expected to contribute to the success of this venture.
The development will feature 259 residential units spread across 398,225 square feet, offering a variety of layouts including studio, one-, two-, and three-bedroom apartments, as well as townhomes. Additionally, a five-story attached garage will provide 399 parking spaces, while 7,000 square feet of ground-level retail, including an outdoor dining patio, is planned to enhance the area’s vibrant atmosphere. The project will also include approximately 12,000 square feet of shared amenity spaces designed to meet residents’ needs for health, wellness, work, and social interaction.
Notable amenities include a work-from-home hub with both private and collaborative workspaces, a wellness suite featuring a sauna and meditation room, a gym equipped for cardio and strength training, and an outdoor fitness area. The development will also offer a yoga studio, a pool terrace with grilling stations and cabanas, and a community space with a media wall, game room, and kitchen for social events.
Architecturally, LOCAL on Delmar will incorporate elements that reflect the local culture, with features inspired by the Delmar Loop’s unique character. The development’s location at Delmar Blvd. and Leland Ave. offers residents proximity to key attractions, such as Washington University (a 12-minute walk), Downtown Clayton, Forest Park, and the Central West End, making it an attractive living option for a variety of residents.
