6Storage is cloud-based management software for self-storage facilities. It brings rentals, eLeases, billing, tenant communication, reporting and access control into one system, with websites, an AI Chatbot, tenant protection and marketing services available alongside it. The company, 6Storage Software Solutions, is based in St. Louis, Missouri, and is run by an owner-operator family that still manages its own storage facilities.

6Storage removes the manual handoffs that slow down self-storage facilities. A single rental touches several steps: a prospect asks about a storage unit, a manager checks availability, a lease is prepared, payment is collected and gate access is activated. When each step lives in a different tool, staff retype data and mistakes creep in.
CEO Michelle Otto knows it from the operator's side. "When I first started, we didn't have the automation of sending out monthly invoices or late notices," she told Modern Storage Media. "I remember mailing a green monthly postcard as my invoice to my tenants."
6Storage links those steps: a reservation creates the tenant record, a payment posts to the right account and a move-out updates availability. That matters for operators moving off paper or older software. The Self Storage Association cites 50,000+ facilities across the industry, and many are small, owner-run sites where every hour of admin counts. For sites that run unmanned, this chain is what makes remote operation possible. The 6Storage FAQ notes that one client manages a truck storage yard from 800 miles away. [Internal link: PropTechBuzz article on running an unmanned storage facility]
The management software covers rentals, billing, leases, communication and reporting. These are the main tools in the current version.
Tenants move in through two screens and five steps, and operators choose which fields are required. Online rentals run through 6Storage facility websites, so renters can rent a storage unit without calling the office. The tenant portal is available to operators with the Website Services add-on.
The eLease adapts to tenant answers and shows only the fields that apply. 6Storage says it handles even complex leases, citing Texas. An interactive eSign step replaces PDF back-and-forth.
Invoices and receipts are customizable and emailed automatically, and recurring invoices go out ahead of each billing date. Tenants can set up autopay in the tenant portal. Delinquency tools support manual and automated tasks, which helps keep collections consistent. With 6Security, gate access can be blocked for past-due tenants and restored once they pay.
More than 20 pre-built templates and a drag-and-drop editor cover email and SMS. A custom event scheduler automates follow-ups, and messaging time compliance controls when messages go out.
AG Grid reporting lets operators build reports around each site. Advanced tax settings handle multi-level rates and taxes by category or unit type. Owners with several sites manage every location from one login and assign user roles to managers and supervisors.
6Storage 3.0 is the current generation of the software for self-storage facilities, released in April 2025. It was rebuilt from the ground up with Apoorva and added two-screen move-in, AG Grid reporting, advanced tax settings, delinquency management, and QuickBooks Online and SpiderDoor integrations. At launch, 6Storage said it served over 1,000 facilities.
"We've listened to operators, and we know their frustrations - outdated systems, lack of scalability, and clunky workarounds. 6Storage 3.0 is our answer." - Jessika Selsor, VP of Operations, 6Storage (April 2025)
The release is now more than a year old, so it is best read as the foundation for the 2026 updates rather than as news.
Beyond the core software, 6Storage offers connected products so operators can work with fewer vendors.

On March 9, 2026, 6Storage announced the expansion of its platform into an integrated growth-and-automation system covering AI sales engagement, automated content, SEO websites and facility management for self-storage facilities. That release called the chatbot the "AI Sales Agent"; the product page now names it the AI Chatbot.
"As operators scale, they need more than standalone software tools. They need a connected ecosystem that drives efficiency, improves customer engagement, and supports revenue growth." – Michelle Otto, CEO, 6Storage (March 2026)
6Storage connects with more than 20 partner companies. Its integrations directory lists QuickBooks Online for accounting; Stripe, Fortis Pay, and Moneris for payments; OpenTech Alliance, PTI, DoorKing, SpiderDoor and Sentinel for gate access; and Bid13 for auctions. The company says it does not force operators to use one payment processor, gate system or tenant insurance provider, which matters for sites with equipment already installed. 6Storage's 2026 announcements focus on a larger partner ecosystem and a roadmap built around operator results. On August 4, 2026, the company announced growth across its partner ecosystem. On September 1, 2026, it set out an expanded vision for the industry.
"We aren't just building software for operators; we've been operators since 2007." – Michelle Otto (August 2026)
"Our roadmap is built around operator outcomes, not feature checklists." – Michelle Otto (September 2026)
In September 2026, 6Storage also shared Otto's profile in Modern Storage Media's "Women in Self-Storage" series.
6Storage fits independent self-storage facilities and small portfolios that want one connected system, including:
Owners replacing paper ledgers or spreadsheets
Any self-storage business that wants a single login
Unmanned or remotely managed sites
Vehicle, RV, boat and container storage businesses
Flex-space, luxury storage, storage condo and mailbox operators
Anyone starting a storage unit business and building a tech stack from scratch
A mini storage business that already has a strong website and gate system should check which modules it actually needs before requesting a quote.
No published pricing. 6Storage quotes by unit count, so you cannot compare costs without contacting the company.
Some features depend on add-ons. The tenant portal, for example, requires the Website Services add-on.
No tenant mobile app yet. A dedicated tenant app is currently being developed but not released.
Mostly vendor-sourced information. Much of what is public comes from 6Storage itself, so ask for references from current operators and compare quotes from two or three other self-storage software providers.
6Storage does not publish fixed prices. It gives each operator a custom quote based on unit count, workflow and growth goals, and its homepage describes a flat rate per unit with no hidden fees. The company also says it does not sell customer data, raise rates several times a year or require long-term contracts.
Setup starts with a checklist covering units, pricing, discounts, taxes and tenant balances, followed by guided onboarding and a one-on-one training session. The support team is reachable at help@6storage.com or +1 314-786-3309.
