AirGarage is developing a unified platform to streamline parking real estate management. The startup’s system integrates payments, enforcement, dynamic pricing, and real-time operations—all built in-house.
Its latest $23 million Series B funding round will support product expansion and wider deployment. The company is positioning parking as a digitizable component of the commercial real estate sector, which has remained largely fragmented and analog.
AirGarage was co-founded by Scott Fitsimones, Chelsea Border, and Jonathon Barkl. The idea originated while attending Arizona State University, where they encountered difficulties finding parking.
What began as a driveway-sharing concept evolved into a broader initiative: transforming underutilized parking areas into managed, revenue-generating assets.
After early partnerships with churches and local businesses, AirGarage now manages hundreds of parking locations across the United States, including urban garages and surface lots tied to mixed-use developments.
AirGarage differentiates itself by building all of its technology internally. This includes proprietary license plate recognition cameras manufactured domestically.
The system allows for automatic check-ins and check-outs, removing the need for traditional gates, tickets, or external apps.
Artificial intelligence drives its pricing model, adjusting rates based on real-time demand. On the other side, property owners can track usage and performance through live dashboards.
Though often overlooked, parking is a significant and under-optimized part of real estate. As the commercial property landscape adapts to hybrid work models and shifting urban dynamics, property owners are seeking ways to modernize and monetize parking assets.
AirGarage offers a technology-first approach, aiming to deliver higher returns, better visibility, and lower operational burden.
With this round of funding, AirGarage plans to invest in new sensor hardware, AI models, and software features that bridge the physical and digital layers of parking infrastructure.
The company’s long-term goal is to build a comprehensive asset management platform where parking becomes a smart, data-rich component of real estate operations.
As the industry prepares for the coming year, AirGarage is aiming to become the technology backbone of a sector that has long relied on manual processes and static infrastructure.
