BridgeInvest Raises $612M for U.S. Real Estate Credit Fund

BridgeInvest, a real estate credit investment manager, has raised more than $612 million in LP equity for its latest discretionary fund as demand for commercial real estate financing continues to grow across the United States.

The Miami-based firm said BridgeInvest Specialty Credit Fund V LP, its flagship open-ended investment vehicle, reached its second closing in July 2026 after launching in June 2025. The firm expects the fund to exceed $1 billion in LP equity by 2027.

As of June 30, 2026, BridgeInvest managed more than $1.4 billion in assets under management across its investment platform.

Focusing on Senior-Secured Real Estate Credit

Fund V focuses on senior-secured, middle-market commercial real estate loans across major U.S. markets.

The fund primarily targets first-lien loans across asset classes including multifamily, industrial, retail, hotel and office properties.

Its investment strategy covers a range of real estate business plans, including pre-development, development and cash-flowing properties.

BridgeInvest targets loan sizes between $20 million and $150 million, seeking opportunities that provide what the firm describes as attractive risk-adjusted returns.

$612M in LP Equity Since Launch

Since launching in June 2025, Fund V has invested across 21 senior-secured commercial real estate credit opportunities.

The investments span several major U.S. markets, including Miami, New York, San Francisco and San Antonio.

The fund's open-ended structure is designed to provide continued capital for middle-market real estate lending opportunities as borrowers seek financing for acquisitions, development and property repositioning.

Growing Demand for Commercial Real Estate Financing

BridgeInvest's latest capital raise comes as a significant volume of commercial real estate debt approaches maturity.

The firm expects this upcoming wave of refinancing requirements to create additional demand for lenders capable of providing financing to experienced real estate borrowers.

BridgeInvest founder and Managing Partner Alex Horn said the firm is positioned to address this financing need by providing capital for borrowers acquiring and repositioning commercial real estate assets.

The company remains focused on senior-secured lending and structural protections designed to manage risk while generating returns for investors.

Expanding Across U.S. Real Estate Markets

Fund V is designed to invest across a diversified range of property types and markets rather than concentrating on a single segment of commercial real estate.

Its portfolio includes exposure to multifamily, industrial, retail, hotel and office properties.

The strategy also allows BridgeInvest to participate in different stages of a property's lifecycle, from pre-development and development to stabilized, cash-flowing assets.

This diversification is intended to provide investors with exposure to different areas of the U.S. commercial real estate debt market.

BridgeInvest's Growing Platform

The latest fundraise builds on a strong year for BridgeInvest.

In 2025, the firm closed $780 million in loan transactions and expanded its team with five new hires across investment management and operations.

BridgeInvest has deployed more than $3 billion across 170 loans since its founding.

The firm's platform combines real estate sourcing with in-house origination, underwriting, execution and asset management.

Targeting More Than $1B in Fund Equity

BridgeInvest expects Fund V to surpass $1 billion in LP equity by 2027.

The firm plans to continue deploying capital into senior-secured commercial real estate opportunities across major U.S. markets while maintaining its focus on middle-market borrowers.

With more than $1.4 billion in assets under management and a growing flagship credit fund, BridgeInvest is positioning itself to capture opportunities created by refinancing needs and continued demand for flexible commercial real estate financing.

The latest capital raise strengthens the firm's ability to provide debt capital across the U.S. real estate market while expanding its presence as a specialist in middle-market real estate credit.
