BridgeInvest, a real estate credit investment manager, has raised more than $612 million in LP equity for its latest discretionary fund as demand for commercial real estate financing continues to grow across the United States.
The Miami-based firm said BridgeInvest Specialty Credit Fund V LP, its flagship open-ended investment vehicle, reached its second closing in July 2026 after launching in June 2025. The firm expects the fund to exceed $1 billion in LP equity by 2027.
As of June 30, 2026, BridgeInvest managed more than $1.4 billion in assets under management across its investment platform.
Fund V focuses on senior-secured, middle-market commercial real estate loans across major U.S. markets.
The fund primarily targets first-lien loans across asset classes including multifamily, industrial, retail, hotel and office properties.
Its investment strategy covers a range of real estate business plans, including pre-development, development and cash-flowing properties.
BridgeInvest targets loan sizes between $20 million and $150 million, seeking opportunities that provide what the firm describes as attractive risk-adjusted returns.
Since launching in June 2025, Fund V has invested across 21 senior-secured commercial real estate credit opportunities.
The investments span several major U.S. markets, including Miami, New York, San Francisco and San Antonio.
The fund's open-ended structure is designed to provide continued capital for middle-market real estate lending opportunities as borrowers seek financing for acquisitions, development and property repositioning.
BridgeInvest's latest capital raise comes as a significant volume of commercial real estate debt approaches maturity.
The firm expects this upcoming wave of refinancing requirements to create additional demand for lenders capable of providing financing to experienced real estate borrowers.
