
Cushman & Wakefield has arranged $250 million in construction financing for Brickell Starlite, a luxury multifamily development in Miami’s Brickell neighborhood. The firm represented a development partnership between Focus and Group Fox in the transaction.
The financing was secured from Affinius Capital. Both Focus and Group Fox are Chicago-based real estate firms.
The Cushman & Wakefield team advising on the transaction included Chris Lentz, Jeff Altenau, Chris Moyer, Susan Tjarksen, and Marc Royer. The team worked closely with the developers to structure the financing for the large-scale residential project.

Group Fox highlighted the long-term value potential of the Brickell submarket. The firm cited location fundamentals and limited new supply as key drivers behind the investment decision.

Cushman & Wakefield noted that Brickell has seen relatively limited new multifamily construction in recent years. As a result, demand for high-quality rental housing has continued to outpace available inventory.

Brickell Starlite is located at 125 SW 8th Street in Miami. Construction is expected to begin before the end of the year.
The project will include 517 Class A+ residential units across a 39-story tower. It is designed to serve Brickell’s high-income, urban demographic and will feature a range of amenities aligned with market expectations for luxury rental housing.
