Ghanem, a Saudi fractional real estate investing platform, has closed an additional $1.5 million as an extension of its pre-seed round. Real estate companies and a group of strategic angel investors took part. The round had already raised $7.1 million, with participation from Al-Romaih Group, so the total including the extension now stands at $8.6 million. Waad VC has also invested in the company.
Saleh Waheed Al-Ghamdi and Amr Essam founded Ghanem in 2025. Its app sells fractional ownership of income-generating properties in Saudi Arabia. Investments start from SAR 1,000, depending on the opportunity.
The barrier it is going after is an old one. Owning a property that earns rent has usually meant buying all of it. For many individuals, that puts direct real estate ownership out of reach.
So how far has it got? According to the company, 580 individuals received digital ownership deeds in its first income-generating investment opportunity. Registered users now number in the thousands. Rental income has started reaching investors, without any payment disruptions. Ghanem has also switched on a live digital integration with the Real Estate Registry (RER).
Ghanem runs a fractional ownership real estate platform for the Saudi market. Each opportunity is one income-generating property. Investors buy a fractional stake in that specific asset.
The offer has two parts: the potential for rental income, and a stake in a tangible real estate asset. The company says that mix may support long-term investment stability. It serves both individuals and institutions in the Saudi market.
Ownership is documented in the investor’s name, according to the company. Ghanem calls this part of its effort to simplify property ownership through one integrated digital experience.
Ghanem’s product covers the full path, from picking a property to registering an investor’s stake.
No property goes on the platform unchecked. The company says each one goes through verification and due diligence first, including reviews of ownership and relevant documents. Accredited valuers also value every property.
Why does that matter? An investor buying a single asset is relying on that screening. Ghanem puts it at the front of its process.
Investments start from SAR 1,000, though the company notes the minimum depends on the opportunity. The point is access. Individuals can hold a stake in income-generating property without finding the capital to buy a whole asset.
Ghanem has signed an agreement for digital integration with the Real Estate Registry. The connection is now live. According to the company, fractional ownership interests can be registered through it, and deeds issued in investors’ names.
The first opportunity offered through the Ghanem app shows how this works. It ended with digital ownership deeds issued to 580 individuals, each one documenting a fractional stake in the property.
All of Ghanem’s products have been approved as Sharia-compliant by the Sharia committee, the company says. The announcement does not name the committee or its members.
Fractional real estate investing lowers the cost of getting into property. An individual holds a smaller stake in a single property and shares in its rental income. They don’t have to buy, finance or manage the asset on their own.
The central question for proptech platforms in this category is trust. Investors need to know what they own, how the asset was assessed and who supervises the arrangement. Ghanem’s approach leans on each of those points: deeds issued through the Real Estate Registry, valuation by accredited valuers, Sharia approval and operation under regulatory supervision.
Ghanem joined the regulatory sandbox of the Real Estate General Authority (REGA) several months ago and launched its fractional ownership product within that environment, allowing the model to be tested and developed under regulatory supervision. The announcement does not detail the terms or duration of its participation.
Ghanem was founded in 2025 by Saleh Waheed Al-Ghamdi, who serves as CEO, and Amr Essam, to develop fractional real estate ownership solutions for the Saudi market. The announcement does not describe the founders’ professional backgrounds.
Al-Ghamdi said:
“We are working to make property ownership more accessible through a clear digital experience and ownership documented in the investor’s name. We have executed real estate investment transactions, distributed monthly dividends with zero delays, attracted thousands of registered users, and activated our digital integration with the Real Estate Registry. These achievements give us a practical foundation on which to develop our services and improve investor experience.
The company reports executing several real estate investment transactions through its platform and growing to thousands of registered users. It also says rental income distributions to investors have started without any payment disruptions, with Al-Ghamdi describing monthly dividends paid “with zero delays”.
These are company-reported results rather than independently verified figures. Ghanem has not disclosed its valuation, the exact number of registered users, the number of properties offered to date, the rental yields paid to investors or the fees it charges.
The pre-seed round now totals $8.6 million. The earlier $7.1 million included participation from Al-Romaih Group, while the latest $1.5 million extension came from real estate companies and a group of strategic angel investors. Waad VC has also invested in the company.
The announcement does not name a lead investor or identify the real estate companies and angel investors that joined the extension. It also does not provide a breakdown of how the proceeds will be used. Speaking about the extension, Al-Ghamdi said:
“This pre-seed extension provides important support for the next stage of our journey. We value our investors’ trust and the participation of real estate companies and strategic partners with direct market experience. We look forward to drawing on this expertise to develop our product, diversify real estate opportunities, and build partnerships that support Ghanem’s growth, while continuing to develop our solutions within the Real Estate General Authority’s regulatory sandbox.”
Who is Ghanem for? Investors who want income-generating real estate in Saudi Arabia but can’t buy a whole property. The model lowers that threshold, and documents ownership through the Real Estate Registry.
The test ahead will be whether the company can source enough verified, income-generating properties to keep offering new opportunities, and whether distributions remain as consistent as it reports as its investor base grows.
With $8.6 million raised across its pre-seed round, a live link to the Real Estate Registry and a first property already paying rental income to its deed holders, Ghanem is positioning itself to expand its role in Saudi Arabia’s move towards digital, fractional property investment.
