Invesco Real Estate closed $3.2 billion in global loan commitments during the first half of 2026, more than double its origination volume from the same period last year.

The real estate investment platform of Invesco Ltd. recorded a 112% year-over-year increase in loan originations during H1 2026. The commitments covered 33 floating-rate senior loans across North America and Europe.

Multifamily and Industrial Lead Loan Activity

Multifamily and industrial properties accounted for 93% of Invesco Real Estate’s loan commitments during the first half of the year.

The platform also reported higher lending activity in Europe during the period. Borrowers have increasingly sought financing with greater execution certainty and flexible terms, according to Invesco Real Estate.

Charlie Rose, Global Head of Credit at Invesco Real Estate, said loan demand remained strong among the platform’s relationship borrowers.

The increase comes as the commercial real estate market enters the early stages of a five-year period in which about $3 trillion in loans are expected to mature.

Invesco Expands Commercial Real Estate Lending

Invesco Real Estate has operated its global credit business since 2011. Since then, the platform has originated about $29.8 billion across 394 transactions in North America and Europe.

During H1 2026, the company also completed two managed commercial real estate collateralized loan obligations (CRE CLOs). The transactions, INCREF 2026-FL2 and INCREF 2026-FL3, added to the platform’s funding sources.

The transactions are expected to support Invesco Real Estate’s ability to provide commercial real estate financing across different market conditions.

Key Loan Transactions in H1 2026

Several transactions contributed to Invesco Real Estate’s lending activity during the first half of 2026.

  • $459 million: Two floating-rate senior loans supported the refinancing of 19 industrial properties across the Northeastern U.S. The properties total about 4 million square feet.
  • €159 million and £158 million: Two loans supported diversified industrial portfolios in Germany, the Netherlands and the U.K. The portfolios cover about 4.3 million square feet.
  • £168 million: A loan was secured by a 564-unit build-to-rent (BTR) development in Hove, England.
  • $138 million: The financing was secured by a geographically diversified portfolio of industrial outdoor storage properties.
  • $136 million: A floating-rate senior loan supported the acquisition of a high-rise apartment tower in San Francisco’s Financial District.
  • $115 million: A floating-rate senior loan supported the refinancing of a 299-unit Class A multifamily property in Center City, Philadelphia.
