
Lincoln Property Company has launched a $400 million real estate investment program backed by affiliates of HF Capital and SGF Capital, strengthening its capital formation efforts and expanding its investment management platform.
The new discretionary investment program brings together Lincoln and two family office investors to pursue real estate opportunities across the company's national portfolio. The partnership is designed as a long-term investment relationship built around shared investment objectives.
Lincoln said the new commitments support its strategy of working with long-term institutional and family office investors. The company plans to deploy the capital across investment opportunities available through its nationwide real estate platform.
David Binswanger, Co-CEO of Lincoln Property Company, said the partnership reflects long-standing relationships with both investors. He added that the agreement represents more than a capital commitment and establishes a long-term collaboration based on shared investment principles.
Clay Duvall, Co-CEO of Lincoln, said the investment demonstrates confidence in the company's platform and its team. According to him, the partnership provides a foundation for future value creation through continued collaboration.
The latest funding reflects Lincoln's broader expansion as an investment manager. While the company has traditionally been known for its real estate operations and joint venture expertise, it has increasingly attracted discretionary capital from investors seeking direct partnerships with experienced real estate operators.
Joe O'Brien, Chairman and CEO of SGF Capital, said Lincoln's disciplined investment approach and long-term strategy were important factors behind the firm's decision. He noted that SGF Capital views the agreement as the beginning of an ongoing strategic relationship.
Meanwhile, Wellford Tabor, Head of Direct Investments at HF Capital, said Lincoln's leadership, investment capabilities, and development experience made it an attractive investment partner. He also highlighted the company's previous collaboration with the Haslam family on the Cleveland Browns stadium development and its surrounding mixed-use project.
John Apperson, Managing Director at HF Capital, added that the firm was looking for a real estate partner with aligned values, a long-term investment outlook, and a proven operating track record.
Including the new investment program, Lincoln said it has raised more than $2 billion in equity during 2026 across its investment platform.
The company stated that the latest commitments strengthen its investment management business while supporting relationships with long-term capital partners. JLL Securities acted as financial adviser to Lincoln in arranging the partnership.
Lincoln said the new commitments form part of its long-term growth strategy as it continues to expand discretionary capital and pursue investment opportunities across different market cycles.
The company expects the additional capital to support the continued growth of its investment platform while strengthening its position as a long-term real estate investment and operating partner.
