
Tokyo-based startup MW has raised 3 billion yen, or about $21 million, in a seed funding round to expand its housing platform focused on artificial intelligence and robotics integration.
The round saw participation from several institutional and individual investors. These included Alpha; the National Guarantee Innovation Fund and Japan Post Bank Spiral Regional Innovation Fund, managed by Spiral Innovation Partners; SMBC Edge; FFG Venture Business Partners; Mitsubishi UFJ Capital; Lo Enterprises; Minato Financial Partners; and GMO AI & Robotics Trading. Individual investors included Rakuten co-founder Shinnosuke Honjo and former UBS Securities chairman Susumu Omori.
MW said the capital will support the growth of its “Living Home” platform. The company is building homes designed to work with AI systems, connected devices, and future domestic robots.
The startup is also investing in physical AI research, robotics development, and software infrastructure. In the long term, MW plans to license its platform to housing developers and construction companies.
The company was founded by CEO Shuzo Narita. It is developing what it calls “Residential Physical AI,” a concept that treats the home as an intelligent system capable of sensing, processing, and responding to events through integrated hardware and software.
According to MW, most smart homes today still rely on separate devices that require direct user control. The company believes future housing will need systems that can operate more independently and support AI-driven automation.
Instead of adding AI features to existing homes, MW is designing homes from the ground up to support robotics and intelligent systems.
The company stated that its goal is to rethink residential spaces by considering how emerging technologies could shape future living environments.
MW said the latest funding will be used across four areas.
The company plans to increase the number of Living Home residences in Japan. More than 10 projects are currently underway across urban, regional, and resort locations.
MW is continuing to develop its housing platform and architectural systems. The company aims to create homes capable of centrally managing devices, services, and future robotic systems through a unified operating system.
The startup is also accelerating development of residential robots and Vision-Language-Action models. In addition, it is exploring plans for a dedicated data center to support AI model training using residential data.
MW plans to expand hiring across engineering, architecture, real estate, and business operations. The company also intends to scale its licensing business for developers and builders.
MW said its first Living Home project in Tokyo’s Himonya district received a purchase offer shortly after launch and generated more than 1,000 inquiries.
The company has also launched a second project in Fukuoka. In Kanagawa Prefecture, three additional homes are currently under construction and are expected to be completed later this month.
According to MW, more than 10 housing projects are now in development across different regions of Japan.
