Reframe Systems, a Boston-based physical AI company focused on industrializing home construction, has raised an additional $40 million in venture-backed equity financing to expand its network of automated microfactories across North America.
The round was led by Energy Impact Partners, with participation from Counterpart Ventures, E12 Ventures, Global Brain, Thin Line Capital, Up Partners and LACI Impact Fund. Existing investors including Eclipse, VoLo Earth, Cubit Capital, RA Capital Management, MassMutual Catalyst and Nor’easter also continued their support.
The new capital will help Reframe accelerate home deliveries in New England and establish additional microfactory capacity across North America.
Reframe is tackling the housing shortage by applying robotics, software and manufacturing principles to residential construction.
The company operates a network of smaller, highly automated microfactories located closer to the communities where homes are needed.
Unlike traditional modular construction companies that depend on large centralized factories, Reframe's microfactories are designed to adapt production to different zoning requirements, climate conditions and architectural styles.
Its software coordinates home designs with factory production, while robotic systems automate repetitive fabrication tasks.
The company says its approach can help deliver homes three times faster and at 35% lower cost than traditional construction.
Reframe is expanding its manufacturing footprint with FAB1, a new microfactory in Billerica, Massachusetts.
The facility is scheduled to begin operations on October 5 and is designed to reach full factory readiness in less than 70 days after the company received the facility.
With less than $5 million in equipment, FAB1 is designed to produce up to 500 multifamily units or 250 single-family homes annually.
The model allows Reframe to add production capacity without relying on the enormous centralized facilities typically associated with industrial manufacturing.
Reframe has completed 10 homes so far, ranging from accessory dwelling units to triple-decker apartments.
Eight of those homes are already occupied, while the company expects to deliver another 114 units over the next year.
At Adams Circle in Devens, Massachusetts, Reframe is completing 12 units. Other projects in its production pipeline include a five-story apartment building in Roxbury, Massachusetts, and a development in Thornton, New Hampshire.
The company is also completing a wildfire-resilient bungalow and accessory dwelling unit in Altadena, California, for a family rebuilding after the area's wildfires.
Reframe's expansion comes amid a significant shortage of housing across the United States.
The company points to an estimated national housing deficit of roughly 4.5 million homes.
Traditional construction remains heavily dependent on manual labor and fragmented subcontractor networks, creating challenges around cost, speed and availability of skilled workers.
Reframe believes automated manufacturing can help address these constraints by moving more construction activity into controlled production environments.
The company's technology combines robotics with software designed to coordinate the manufacturing process.
Digital work instructions are intended to help builders of different skill levels assemble components, while production data can be fed back into the system to improve future projects.
Reframe's strategy is based on the idea that every completed home can make the next home faster and more efficient as its software, robotics and manufacturing network learn from previous deployments.
Reframe was founded in 2022 by former Amazon Robotics leaders Vikas Enti, Felipe Polido and Aaron Small.
