In a country where proving land ownership can be more complex than owning the land itself, Sanjay Mandava is bringing clarity and speed to a fragmented system. As the Founder and CEO of Landeed, Sanjay is leading the charge to digitize India’s outdated property title infrastructure—building not just a product, but a modern framework for trust and transparency.

With backing from Y Combinator twice—first with GoLorry and now with Landeed—Sanjay is a founder who understands how to navigate complex systems. His work sits at the intersection of real estate, regulation, and AI, and his goal is clear: to make land ownership verifiable, accessible, and scalable across emerging markets.

From Real Friction to Real Solutions

Sanjay’s entrepreneurial journey began not in real estate, but in logistics. After launching GoLorry, a YC W16-backed trucking marketplace, he realized the power of building in sectors that others consider too fragmented or difficult to disrupt.

Landeed was born out of a personal experience of navigating land disputes and document retrieval—an issue millions of Indians face each year. Despite having capital, legal resources, and experience, Sanjay found the process slow, unclear, and often contradictory.

This problem, he realized, was not just personal. It was systemic.

Building India’s Fastest Property Title Search Engine

Founded in 2022, Landeed helps individuals, brokers, developers, and legal professionals search, retrieve, and analyze key property documents in minutes. Through state integrations and automation, Landeed simplifies the process of verifying property titles—a task that often takes days or weeks—into a few clicks.

Users can access essential documents like Encumbrance Certificates, 7/12 Records, and Records of Rights, all at a nominal fee, without navigating bureaucracy. Recently, the platform launched India’s first AI Property Analyzer, which reads and organizes legal data to make property documents more understandable and less error-prone.

“We’re not just digitizing paperwork—we’re helping people verify what they rightfully own,” said Sanjay Mandava. “Landeed brings transparency to a system that’s long been resistant to it.”

Leading with Focus, Not Noise

Before startups, Sanjay worked as a proprietary trader and investment analyst, skills that sharpened his approach to risk, systems, and scale. His leadership style—measured, data-driven, and forward-focused—has earned him a reputation as a founder who builds with intention.

Colleagues describe him as someone who avoids the noise and centers his efforts on solving real problems with clear outcomes. Under his leadership, Landeed has already served over 1 million users and is expanding its footprint across geographies where land record accessibility remains a barrier to legal and financial inclusion.

A Founder for Emerging-Market Innovation

During a recent Global PropTech Founders/CEOs Forge AMA, Sanjay shared his experiences building deep-tech solutions in a regulation-heavy environment, raising global capital, and scaling without losing product clarity.

Rather than seeking short-term disruption, he’s building for systemic longevity. His approach blends entrepreneurial resilience with an understanding of how to operate within public systems to modernize them.

For Sanjay, Landeed isn’t just a PropTech tool—it’s infrastructure for digital ownership.

Scaling Trust in an Offline World

Landeed is part of a growing shift in Indian PropTech, but what sets it apart is its relentless focus on utility over hype. The platform is designed for real users facing real barriers—whether rural landowners verifying inheritance claims or urban developers conducting due diligence.

And while Sanjay’s entrepreneurial path was shaped by early family experiences, his focus now is fully forward: to build products that solve invisible pain points at scale, and in doing so, shift how emerging markets handle ownership, access, and legal certainty.

In a sector where systems are outdated and stakes are high, Sanjay Mandava is not just innovating—he’s executing. And in doing so, he’s setting a precedent for how technology can responsibly reshape foundational markets.
