Uniti Raises $12M Series A to Expand Agentic AI Platform for Real Estate Operations

Uniti, an AI platform focused on real estate operations, has raised $12 million in a Series A funding round. The investment was led by Pathlight, with participation from MetaProp, Prudence, Flex Capital, Alate, and RE VC. The round also included angel investors Romain Huet (OpenAI), Lenny Rachitsky, and Gokul Rajaram.

The company plans to use the fresh capital to expand its AI platform across several real estate sectors, including self-storage, senior living, multifamily housing, manufactured housing, and flexible workspaces.

Building an AI Layer for Property Operations

Real estate companies often depend on multiple software systems and manual processes to manage day-to-day operations. Although property management platforms have digitized many workflows, tasks such as leasing, maintenance coordination, resident communication, rent collection, and customer support still require significant human involvement.

Uniti aims to address this challenge by providing an AI layer that works alongside existing software rather than replacing it. Its platform deploys AI agents to automate operational workflows across sales, leasing, maintenance, collections, payments, customer support, and online review management.

The AI agents communicate through voice calls, SMS, email, web chat, and WhatsApp. They also integrate with more than 15 property management (PMS) and customer relationship management (CRM) platforms. As a result, operators can manage multiple AI-powered workflows through a single control layer while continuing to use their existing technology stack.

Company Focuses on Operational Automation

According to Co-founder and CEO Francesco Decamilli, property management businesses rely heavily on consistent operational processes. He said the company's platform is designed to automate those established workflows, allowing operators to maintain service standards while scaling their portfolios.

Rather than introducing new operating systems, Uniti focuses on helping organizations automate repetitive tasks and reduce operational complexity through AI-driven execution.

Customer Base and Business Performance

Uniti currently serves customers including Regus, StorQuest, RHP Properties, Storage King USA, and Fora.

The company reported several business metrics across its customer portfolio:

  • Up to 214% return on investment (ROI) for an enterprise self-storage customer.
  • 94% of pilot projects converted into long-term customer agreements.
  • 306% net revenue retention, driven by customers expanding deployments across additional properties and workflows.

Brian Cohen, CEO of Storage King USA, said the company's AI agents now manage all inbound calls across its locations. He added that the shift has allowed internal teams to focus on higher-value operational activities while improving efficiency.

Investor Sees Growing Demand for AI Infrastructure

Mahdi Raza, General Partner at Pathlight, said real estate remains one of the most operationally intensive industries. He noted that many operators still require infrastructure designed around daily operational workflows rather than isolated software functions.

He added that Uniti's platform addresses multiple operational processes across different real estate asset classes through a unified AI layer.
